Best Property Management Software for Canadian Landlords
We looked at 7 property management products sold to Canadian small businesses. Here is what we recommend, and when we would tell you to buy something else.
What we found
We looked at Buildium, Yardi Breeze, TenantCloud, Landlord Studio and Rentec Direct alongside MapleConcierge, and checked AppFolio, which we left out because its own site says it serves companies operating primarily in the United States.
- Most tools are built for US rent rails. TenantCloud and Rentec Direct list US ACH payments. Rentec Direct says all of its staff are in Oregon.
- Canadian pricing is rarely published. None of the five competitors we checked publishes a Canadian price list; their prices show a dollar sign with no currency.
- Yardi Breeze is the strongest Canadian option. Its Canadian site lists pre-authorized debit rent collection, province-based lease documents and cheque or PAD payments to owners and vendors.
We built MapleConcierge for Canadian landlords: bilingual, data hosted in Canada, and priced in CAD by unit band.

Pick Yardi Breeze if you manage a larger portfolio and want an established Canadian entity with PAD rent collection built in. Pick Landlord Studio if you have one to three units and mostly need bookkeeping.
The alternatives we would also consider
Yardi Breeze by Yardi (Yardi Canada Ltd.)
From $1/unit/month with a $100 monthly minimum, annual agreement (US pricing page; currency not labelled) (as listed on the vendor's Canadian page, plus applicable taxes; vendor pricing, checked 2026-10-23)
Choose it if: Growing Canadian portfolios that want pre-authorized debit rent and province-based leases from an established vendor.
Where it beats us or others: Has a dedicated Canadian site with PAD rent collection and province-based leases.
Watch out for: $100/month minimum on an annual agreement is steep for a landlord with a handful of units; Canadian pricing not published.
Landlord Studio by Landlord Studio
Free for 1-3 units; Pro $12/month billed annually (US plan pricing) (as listed on the vendor's Canadian page, plus applicable taxes; vendor pricing, checked 2026-10-23)
Choose it if: Landlords with one to three units who mostly need rent tracking and bookkeeping.
Where it beats us or others: Free plan for 1-3 units and low per-unit pricing suit very small landlords.
Watch out for: Pricing is the US plan; no Canadian page found, and only bank feeds are confirmed for Canada.
Buildium by Buildium
Essential from $62/month (currency not labelled) (as listed on the vendor's Canadian page, plus applicable taxes; vendor pricing, checked 2026-10-23)
Choose it if: Professional property managers who want a mature platform and are comfortable with US-first tooling.
Where it beats us or others: Explicitly serves Canada and supports Canadian EFT online rent payments.
Watch out for: Starts at $62/mo with per-transaction fees and a $99 bank-account setup fee on Essential; currency for Canada not stated.
Rentec Direct by Rentec Direct
Rentec Starter $25/month flat for up to 10 properties (currency not labelled) (as listed on the vendor's Canadian page, plus applicable taxes; vendor pricing, checked 2026-10-23)
Choose it if: US-based landlords; Canadian landlords should confirm banking features first.
Where it beats us or others: Simple flat $25/mo for up to 10 properties with no setup fees.
Watch out for: Built for US landlords (ACH banking); a Canadian reviewer on its own site reports the banking module was not fully usable from Canada.
TenantCloud by TenantCloud
Starter $15/month billed annually (currency not labelled) (as listed on the vendor's Canadian page, plus applicable taxes; vendor pricing, checked 2026-10-23)
Choose it if: DIY landlords in the US; Canadian rent collection could not be confirmed.
Where it beats us or others: Low entry price (Starter $15/mo annual) for DIY landlords.
Watch out for: Payments shown are US ACH/1099-K; Canadian rent collection could not be verified on the vendor site.
